Phuket Land Prices Surge: Patong and Cherngtalay See Significant Increases

According to data released on August 1, 2026, by Sopon Pornchokchai, President of the Agency for Real Estate Affairs, land prices in Phuket have experienced substantial growth. As of 2025, the valuation for land in the Patong Beach area reached 875,000 baht per square wah, with current reports indicating prices have climbed to 1 million baht per square wah.

Significant appreciation is also noted in the Cherngtalay area, where land prices have surged by 300%. Values in this region have risen from 5–7 million baht per rai to between 15–21 million baht per rai. Other prominent areas, including Bang Tao, Surin, and Karon beaches, were valued at 80 million baht per rai, or 200,000 baht per square wah. Meanwhile, land at Mai Khao Beach, located at the northern tip of the island, is currently valued at 45 million baht per rai.

For residents and potential investors, these figures reflect the intensifying demand for real estate in Phuket’s prime locations. While these valuations provide a snapshot of the market's upward trajectory, they serve as general indicators. Prospective buyers or those monitoring the local economy should note that specific transaction prices may vary based on exact location, development potential, and individual negotiations.
